Tender & Feasibility Manager
Heylen Warehouses is een Belgisch familiebedrijf, opgericht in 2001, dat zich richt op de ontwikkeling, verhuur en het beheer van hoogwaardig logistiek en light-industrial vastgoed. Met een focus op lange termijn waarde creatie en duurzaamheid, biedt het bedrijf flexibele en toekomstbestendige oplossingen voor logistieke huisvestingsvraagstukken. Heylen Warehouses is actief in de België, Nederland, Frankrijk, Spanje en Portugal en beheert momenteel meer dan 1,5 miljoen vierkante meter aan warehouses.
Als Tender & Feasibility Manager ben je enerzijds verantwoordelijk voor het opmaken van haalbaarheidsanalyses voor de acquisitie van terreinen alsook bij de opmaak van de omgevingsaanvragen, en anderzijds voor het initiëren en opvolgen van het tenderproces voor de verschillende aannemingen van projecten in uitvoering.
Je speelt een sleutelrol in het mee beoordelen van de haalbaarheid van projecten en het succesvol indienen van tenders, waarbij je strategisch en commercieel inzicht combineert met technische kennis.
Kernverantwoordelijkheden
Tenderbeheer
- Opstellen van kwalitatieve tenderdossiers in samenwerking met interne en externe stakeholders
- Selectie van aannemers, uitsturen en opvolgen van de verschillende tenders
- Analyseren van offertes en organiseren van tendermeetings met aannemers om te komen tot volledige en technisch vergelijkbare offertes
- Opmaak prijsvergelijkingen en slotanalyse tenders
Haalbaarheidstudies
- Opmaak van haalbaarheidsanalyses voor de aankoop van projectgronden
- Opmaak van gedetailleerde haalbaarheidsanalyses van architectuurplannen bij omgevingsaanvraag en bij start uitvoering
Templatemanagement
- Up-to-date houden van templates voor de opmaak van haalbaarheidsanalyses op basis van inkoop en nacalculatie alsook marktontwikkelingen en prijsevoluties
- Up-to-date houden van templates van de algemene en technische tenderdocumenten
Stakeholdermanagement
- Samenwerken en onderhouden van contacten met aannemers, ingenieurs, architecten, consultants en interne teams
- Vertegenwoordigen van het bedrijf bij (tender)meetings en externe contacten
Marktanalyse
- Monitoren van marktontwikkelingen (alternatieve uitvoeringen)
- Bijdragen aan de langetermijnstrategie van de projectontwikkelingsportefeuille.
Profiel
- Masterdiploma in Bouwkunde, Architectuur of een gelijkaardige richting
- Minstens 3 jaar relevante ervaring in calculatie of aanbesteding bij aannemers of projectontwikkelaars
- Sterke analytische vaardigheden en commercieel inzicht
- Uitstekende communicatieve en organisatorische vaardigheden
- Ervaring met vastgoedontwikkeling in een B2B-context is een plus
- Vlot in Nederlands en Engels, Frans is een troef
