As a Project Developer, you have a nose for opportunities. You conduct negotiations with a view to the intake of brownfield files. You prepare feasibility studies and direct architects and engineering firms. You build a network of public organisations, authorities, notaries, architects and landowners.
Your main tasks and responsibilities are:
- Prospecting and investigating opportunities and conducting negotiations for the intake of these files.
- Investigating and working out development opportunities. This includes drawing up feasibility studies, directing architects and study bureaus, supervising and directing RUP and MER processes, applying for brownfield covenants, etc.
- Taking actions to achieve executable permits as soon as possible. Concertation with all stakeholders such as authorities and administrations.
- You negotiate with landowners and review urban planning options.
- Determine an appropriate marketing strategy to maximise sales.
- Monitoring financial feasibility and profitability.
- You are responsible for the complete follow-up of projects (purchase, licensing phase, (re)development, realisation and sale), keeping a close eye on the ball and respecting deadlines.
- Building up market knowledge in real estate: hot spots, emerging markets, notion of prices and contacts with estate agents.
What do you need?
- You have a master's degree in TEW, commercial sciences or commercial engineering and have 10 years' experience in a similar position.
- You are someone who is decisive, results-driven and can analyse well.
- You have a sixth sense for developments in the market and a sound knowledge of legal and tax legislation related to real estate.
- A strong commercial attitude and autonomy characterise you.
- Knowledge of Dutch and French is a requirement.
