Are you a property manager looking for a new position? Kadans Science Partner is active in Belgium at locations such as Louvain-la-Neuve, Leuven and soon Gent. These science parks host companies, research institutes and universities. You will oversee the operational and technical management of buildings where research and development activities take place daily. Kadans develops and manages buildings that include offices, laboratories, and technical facilities. The Belgian portfolio consists of seven buildings with tenants operating in sectors such as life sciences, biotechnology, and technology. Additional locations are planned in the coming years. As property manager, you are responsible for the maintenance, performance, and day-to-day functioning of these buildings.

At each location in Belgium, you ensure that systems are running properly, maintenance is carried out and users can rely on a safe and orderly workplace. You work closely with tenants, suppliers and colleagues and take care of the technical condition of intensively used buildings, including laboratories and testing areas.

About the job

• You work closely with colleagues from various departments, including commercial and development, to ensure effective coordination and day-to-day continuity in building management.
• You are financially, organisationally, and qualitatively responsible for the management of your buildings. You are the first point of contact for tenants and ensure a high level of service.
• You follow up on technical (architectural, mechanical, and electrical) and facility-related reports and complaints.
• You carry out periodic building inspections, prepare reports, and identify operational improvements which you convert into concrete investment proposals.
• You prepare and supervise project-based maintenance work and renovations.
• You take care of the administrative handling of assignments, including reviewing and approving invoices after maintenance.
• You coordinate and monitor the execution of technical and maintenance work on site.

For our locations in Belgium, currently comprising 35,000 sqm of standing assets in Louvain la Neuve and Leuven, and 25,000 sqm under development in Ghent and Louvain la Neuve, we are seeking a new colleague to join us as a Property Manager to strengthen our property management team.Arenberg Science Park is located in Leuven and forms part of the Brussels Metropolitan Area, the region between Antwerp, Ghent and Leuven, also known as the Flemish Diamond.

As Property Manager, you will be responsible for managing and overseeing all aspects of property management for our portfolio in Belgium, which consists of a mix of laboratory spaces and site offices. You will ensure that the properties are properly maintained in line with contractual obligations and market standards.

You will prepare and submit multi-year CAPEX and OPEX budgets for approval, and organise the full execution of works including tendering, contracting, drafting technical specifications, and follow-up.

You have no difficulty listening to and anticipating the technical needs of our tenants. You will liaise with contractors, create maintenance plans, and provide appropriate internal reporting. You will also support technical upgrades and building modifications and contribute ideas for technical solutions.

Criteria

What do we ask of you?

• You have completed relevant technical education such as engineering, mechanical engineering, real estate or equivalent.
• You have at least 5 years' experience as a property manager and/or affinity with property management/technical asset management.
• You have experience managing commercial property and technical knowledge (building installations).
• You are driven and decisive and able to build relationships with tenants and suppliers.
• You have knowledge of among others, HVAC, electrical, fire safety, lifts, plumbing. Knowledge of Laboratory and Cleanroom installations is a plus.
• You are communicatively strong and primary both Dutch and French. English is a plus.
• You have a hands-on mentality.
