As part of our goal to open over 200 new stores across Belgium and France by 2028, we’re now focusing on strategic expansion within Belgium. As Expansion Manager for Belgium, you’ll play a key role in identifying high-potential locations, securing prime retail sites, and driving our local growth.
Role & Responsibilities
As Junior Expansion Manager for Belgium, you’ll be part of our Real Estate team, based at Tom&Co’s headquarters in Groot-Bijgaarden. Reporting to the Expansion & Real Estate Director, you’ll work closely with colleagues across real estate, finance, legal, and operations to bring each new store to life, from the first site visit to the grand opening.
Your role is fully focused on expansion within Belgium, identifying the right opportunities, building strong local partnerships, and driving smart, sustainable growth in cities and communities nationwide..
Key responsibilities:
- Identify and secure new retail locations across Belgium, in line with Tom&Co’s strategic growth priorities.
- Lead lease negotiations for new openings, relocations, renewals, and rent reviews.
- Build and maintain a robust network of landlords, brokers, developers, and local authorities to access top-tier retail opportunities.
- Collaborate with internal teams, including store format, legal, finance, and operations, to ensure smooth, on-time store openings.
- Conduct market studies, catchment analyses, and performance forecasts to support data-driven decision-making.
- Monitor zoning regulations, retail trends, and competitive activity within the Belgian market.
- Contribute to the development and execution of a Belgium-specific expansion roadmap, supporting our broader objective of 200+ new store openings across Belgium and France by 2028.
Your profile
- 1 years of experience in commercial real estate or retail expansion, ideally within Belgium.
- Proven track record in site acquisition and lease negotiation.
- Strong knowledge of the Belgian retail landscape and local permitting processes.
- Excellent negotiation skills and a practical, hands-on approach.
- Fluent in Dutch, French, and English.
- Strong organizational, legal, and analytical skills.
- Willingness to travel regularly across Belgium.
- A genuine passion for pets and retail is a strong plus!
